Kitchen Dining Room

Ok so the kitchen has changed completely. When I bought the house you walked straight down the hall to a small kitchen which had a work surface on one side, a cooker and washing machine on the other and a sink under the window at the back. Then there was a door leading out to a small outbuilding with a toilet in. I blocked off both this door and the original door into the kitchen so that the U shaped kitchen is now accessed via the dining room. The kitchen is still waiting to be tiled and plinth added but has so much more space with a fridge freezer and dishwasher added as well as integrated oven and hob and lots more cupboards 🙂 The dining room is much more modern and usable instead of being a separate room.

So withe the wall knocked down between the two the space is much more modern and open.

Building Work in Progress

So, lots of work in progress, no heating or water in the house at the moment. Pics as at 17/18th November with lots of work going on:

3 Bed Semi, Ipswich

Before Pics

The house is a 3 bed semi in need of total renovation. I think it dates from the 1920s and was lived in by an old man who died recently. Not much has been done in way of decoration since the 70’s apart from new windows in the front in 2008 and a new boiler was put in in 2009.

On first inspection I thought  budget of £15k should cover all the work but after realising the whole place needed rewiring and all the ceilings and walls need boarding and plastering the budget needs upping somewhat!

I had decided to put double doors in to link the lounge and the dining room and also to knock the kitchen in with the dining room to make a large kitchen/diner.

Building regulations approval was needed for the knock through as it was on a supporting wall.
